
TERMS AND CONDITIONS

This Regulation is an integral part of the booking, for anything not explicitly mentioned, reference is made to current regulations, good taste and common sense of everyone in the interest of all.

INTERNAL REGULATIONS LAPIO RELAX B&B
We thank you for your interest and, in giving you a cordial welcome, we want to make you aware of the house rules. We therefore ask you to carefully read the regulations and the behavioural rules that each guest must adopt in order not to disturb or damage others and the environment.
More than anything else, the structure is the residence of many guests who have decided to stay there; we therefore ask you to respect it and treat it as you would care for your own home and that of relatives and friends. For the purposes of good coexistence we ask you to observe not only the rules dictated by law but also those simply dictated by common sense and mutual respect.
Your collaboration will be essential for everyone to have a pleasant stay.
Failure to comply with one or more points of this regulation and the rules contained therein may lead to the termination of the contract with the related economic and legal consequences arising.

1) GENERAL INFORMATION
- The Regulations of the Lapio Relax B&B accommodation facility are established to guarantee uniform, orderly, peaceful and peaceful use of the same for everyone. It has a contractual nature between Lapio Relax B&B and the Guest and, therefore, the request to stay in the B&B and the approval of this request by Lapio Relax B&B implies total acceptance of these Regulations.
- All guests are required to respect the Internal Regulations of the Accommodation Facility
- Failure to comply with the Regulation may result in the expulsion of the offender from the Structure and the relevant reporting of the fact to all national and international tourist organizations, unless reporting is also made to the Public Authorities in the event that non-compliance may possibly lead to the assumption of the commission of a crime. All specific indications on the signs placed in the area owned and/or pertaining to the B&B must also be respected.
- Parents (or those who legally exercise their authority) are jointly responsible for the actions carried out by their minor children within the B&B and are required to supervise them and ensure that they maintain polite and respectful behaviour towards others, under their direct supervision. responsibility and, in particular, with regard to the obligation to respect silence, the correct use of the spaces and equipment made available by the Structure to its Guests. Any activity that may disturb other guests is prohibited. In general, all the rules of this contract regulation must be respected.
- The conduct of both adults and minors is considered contractually relevant and, therefore, any transgression of the rules of this regulation and the common rules of civil coexistence and good running of the B&B will result, according to the judgment contractually delegated in by way of final appeal to the Management, the immediate termination of the contract due to the Guest's actions and the removal from the B&B within 5 hours of the dispute of the facts. In this case, the B&B Management is entitled to withhold the sums already paid and to demand the remaining sums, also as compensation for damage, without prejudice to the right to compensation for the greater damage found.
- The Management, as required by the laws in force of the Italian Republic, has the right to expel without notice anyone who does not comply with the Regulations or behaves in a way that causes damage or disturbance.
- The staff appointed by the Management is required to enforce the Regulations towards anyone. Each Customer, in the very act of accepting the hospitality of the B&B, also contractually accepts to submit to the Authority of said staff, who is in any case obliged in turn to always respect the Laws of the Italian Republic and the principles commonly accepted by our culture of courtesy and good education. According to B&B policy, all guests have the right to respectful and dignified treatment and, as a responsible host, we have an obligation to protect guests from inappropriate behaviour. If a guest's actions are deemed inappropriate by a member of staff, or if inappropriate behaviour is reported, the B&B reserves the right to take action against the guest, after verifying this situation. Depending on the severity of the guests' actions, the B&B may, at its discretion, request the intervention of law enforcement or remove guests from the property.

2) PERSONAL DATA
- Pursuant to art. 13 of the Legislative Decree 06.30.2003 n. 196, all personal data of our Customers will be processed both by computer systems and manually, in order to fulfil tax obligations and provide the requested service.
- Upon arrival, customers will be asked for an identification document for the purpose of communicating their presence to the competent police bodies.

3) RESERVATION
- For information you can contact the B&B host by phone, via e-mail or in person.
- Reservations can be made directly from booking platforms such as Airbnb and Booking.com or by contacting the host who will send a booking form where you can enter all the required data and pay the deposit. In case of cancellation up to 15 days before the expected date of arrival, the deposit will be refunded 100%. In case of cancellation after this deadline or no-show the deposit will not be refunded.
- The period of stay is considered within the limits of the agreed dates. Please therefore specify the arrival (check-in) and departure (check-out) dates respectively.
- Only after having correctly received the deposit payment, confirmation of the booking will be communicated.
- Rates are daily (per night) regardless of the time of entry.
- The arrangement agreed upon at the time of booking remains valid for the entire period of stay:
1. Room/Apartment with breakfast: the overnight stay includes the room and/or apartment and the buffet breakfast.
2. Apartment without breakfast: the overnight stay includes only the apartment.
- The price of the stay DOES NOT include: any cleaning and extra services, damage to people or things and anything not expressly indicated in the offer.

4) CHANGES TO THE BOOKING, CANCELLATIONS
- In the event that the customer is unable to occupy the accommodation in the booked period due to difficulties with means of transport, errors or other personal reasons, no refund is normally provided for early departures or delays in arrival.
- We ask our kind customers to understand that the booked period will be charged in full even in the event of early departure: the amount of the overnight stay only for the remaining nights will still have to be paid in full.
- Customers who leave early are required to pay for the room for the remaining days of the reservation pursuant to art. 1385 -1386 cc
- In case of misunderstandings at the time of booking, the management undertakes to provide, when possible, different accommodation in rooms or equivalent structures.
PENALTIES: In the event of cancellation of the contract by the customer before arrival, the following clause applies:
- For cancellations, the entire amount taken at the time of booking will be charged.

5) BALANCE OF THE STAY
- INVOICE: we are not authorized to issue invoices, this is due to the nature of our business which does not require a VAT number. Instead we will be able to issue a simple receipt.
- ROOM BALANCE: the room balance can be paid in advance online or upon arrival in cash or by debit/credit card. Attention, Travel Checks and personal or bank checks are not accepted.
- BALANCE ON DEPARTURE: in case of agreement for payment on departure, the balance of the amount due (consumed or used during the stay) must be paid the evening before checking out.
- UNDECLARED GUESTS: any people hosted in the same room, but not declared at the time of booking or at the time of arrival, will be charged to the holder of the reservation with an increased rate of 40% on the daily price with the discretion of the management and the property to report to the police authorities. all unauthorized people found inside the B&B.
And. CHARGE FOR LOSS OF KEYS: Breakage or loss of the key will be charged with a minimum amount of €10 for the duplicate of each key. Breakage or loss of the key ring will be charged with a minimum amount of €30.
- CHARGE OF DAMAGES: Guests are liable and are required to compensate for damages caused by them or caused by people or animals under their responsibility. IN THE CASE OF LINEN AND/OR ACCOMMODATION OBJECTS MISSING, WE WILL BE FORCED TO CHARGE IT ON THE ACCOUNT.

6) ARRIVAL (Check-in)
- DELIVERY OF ROOMS: delivery of rooms is NOT expected before 2:00 pm and will be guaranteed until 9:00 pm, unless otherwise agreed. We therefore ask you to agree on the expected arrival time at the time of booking.
- ARRIVAL TIME: check-in 2.00pm – 9.00pm Any arrivals after this time must be reported to the host at the time of booking and agreed upon for acceptance by the host. If, due to force majeure, it is not possible to arrive on time, it is essential to notify the B&B. If room availability is requested before the established times, the previous night will be considered as the first overnight stay.
- EARLY CHECK-IN AND LATE CHECK-OUT: are possible only if requested and confirmed by the B&B with a supplement.
- UPON ARRIVAL, DEAR GUESTS MUST BE PROVIDED WITH RECOGNITION DOCUMENTS, INCLUDING MINORS STRICTLY.
- ACCEPTANCE OF MINORS: the minimum age to rent a room is 18 years. Minors unaccompanied by adults will be accepted only if in possession of a release signed by their parents (or by those who legally exercise their authority), with their contact telephone number and a copy of their document.
- PUBLIC SECURITY REGISTRATION: upon their arrival, customers, including minors, are required to hand over their documents to the reception to allow them to fill out the P.S. form. (unless completing the pre-check-in form previously sent online). This document will be registered for the purpose of public safety. Failure to comply with this obligation constitutes a violation of the provisions of the Penal Code on our part towards the Public Security Authorities. In case of non-delivery we are obliged to report the omission to the competent bodies.
- LEGAL FORMALITIES TO BE COMPLETED UPON ARRIVAL: the guest must provide, by national provision, a document suitable for the certificates the identity, whether this is an identity card or passport for all occupants, otherwise the operator must refuse it hospitality (art.109 P.S. law as amended by art.7 point 2 of L.203/95).
- REPORTING GUESTS OF CUSTOMER: any guests of customers staying in the facility, even if temporary, must be agreed and reported at the reception and present themselves with an identity document. Presence inside the structure must be authorized by the host.
- DATA PROCESSING: our guests' data is processed in accordance with current privacy legislation.
- N° OF HOSTED PEOPLE: in no case is accommodation permitted to people exceeding the number set in the booking unless previously agreed. We reserve the right to refuse entry to the accommodation if this condition is not observed. Guests cannot receive visits from relatives, friends, etc. unless previously agreed with the host.
- DELIVERY OF KEYS: the keys will be delivered to the reception starting from the time indicated as check-in (from 4.00 pm). The keys will be delivered upon arrival after completing the P.S. registry registration operations, delivery of internal regulations and account balance.
- ROOM DELIVERY: if the room is ready before the check-in time it will be assigned immediately, otherwise it will be possible to leave the luggage at the B&B reception and access the common areas.
- ROOM ASSIGNMENT: the choice of accommodation will respect the agreements made between the host and the customer at the time of booking confirmation.
- PEOPLE OCCUPANCING THE ROOM: Each accommodation can be occupied exclusively by the number of people indicated for that specific housing unit. All names of occupants must be provided to management.
- PARKING SPACES: Parking is free and available in the immediate vicinity of the B&B.
- ROOM CHECK: please immediately report any damage or inefficiencies or malfunctions that you may encounter when staying in your room. Any damages found subsequently will be charged to you.
- EXPULSION AND REMOVAL: The Management, as required by the current laws of the Italian Republic, has the right to expel without notice anyone who does not respect the regulations or behaves in such a way as to create damage or disturbance.

7) DEPARTURE (check-out)
- RETURN OF ROOMS: the return of rooms MUST take place by 12:00 pm. Unauthorized extensions beyond this time will be considered as an extension of the stay and will be charged.
- PENALTY FOR LATE DEPARTURE: After 12:00 pm the customer will be charged the total cost of the room for an entire day.
- EARLY DEPARTURE: in case of early departure compared to the booking period, the customer will have to pay in full the sum agreed upon at the time of booking.
- ACCOUNT BALANCE: the bill must possibly be requested and paid the day before departure, unless otherwise agreed. Cash, credit cards and the ATM system are accepted.
- RETURN OF KEYS: on the day of departure the rooms must be vacated by 12:00 pm and the keys must be handed over to the host (to avoid discussions, we invite you to communicate any breakages, etc.).
- COLLECTION OF DOCUMENTS and RETURN OF OBJECTS: Upon departure, remember to check that you have collected your documents and to hand over the keys or other equipment provided by the B&B (electrical adapters, hairdryers, fans, etc.)
- CHARGE FOR LOSS OF KEYS: Key breakage will be charged with a minimum amount of €10.00 for the duplicate. The loss of the key ring will be charged with a minimum amount of €30.00.
- CHARGE OF DAMAGES: Guests are liable and are required to compensate for damages caused by them or caused by people or animals under their responsibility. IN THE CASE OF LINEN AND/OR ACCOMMODATION OBJECTS MISSING, WE WILL BE FORCED TO CHARGE IT ON THE ACCOUNT.
- STAY AFTER CHECK OUT: at the sole discretion of the management, customers may be granted total or partial use of the B&B services even after 12:00 pm on the day of departure. In the event of obtaining the aforementioned concession, customers are required to comply with the provisions of this regulation and the regulations in force up to the moment of departure.
- LUGGAGE STORAGE: On the day of departure it is possible to leave your luggage with us.

8) OUTDOOR POOL
Lapio Relax B&B offers its guests an outdoor swimming pool with deck chairs, umbrellas, tables and shower. The outdoor swimming pool is private and without the presence of a lifeguard.
Entry to it is permitted every day with flexible hours.
It is forbidden to use the swimming pool when cleaning is in progress.
Contraindications
- we recommend that each user evaluate their state of good health before using the services;
- access is not permitted to subjects suffering from skin, infectious or contagious diseases, or with incompletely healed wounds, bandages or plasters;
Prohibitions
- it is not permitted to dive, splash, run around the pool or play games that are dangerous for your own safety and that of other swimmers;
- ban on shouting;
- prohibition on having loud music, wear headphones for listen to it;
- access to children under 15 is prohibited unless accompanied by an adult capable of intervening if necessary;
- the use of any type of personal hygiene product (peeling, creams, oils, masks, etc.) is not permitted, just as the use of soaps (shampoo, bubble bath) is not permitted in the pool;
- it is forbidden to bring glass objects such as bottles and glasses into the water and near the swimming pools;
- it is not possible to access the swimming pool in case of bad weather;
General rules
- we ask for maximum punctuality in entry and exit times from the facility;
- it is mandatory to shower without soap before entering the water;
- it is recommended not to bathe less than three hours after consuming a meal;
- the use of a control costume for incontinent people is mandatory;
- for anything not covered in this regulation, the provisions communicated by the host apply;
- maximum respect for systems and equipment is required. Any damage caused must be compensated by the person responsible before leaving the facility;
- the management declines all responsibility in the event of any theft, damage or loss of personal effects within the structure;
- the host has the right to prohibit entry or expel those who disturb public order or morals, who disturb other guests or who have violated this regulation; those who are suffering from infectious diseases or who have infections or skin lesions, wounds and abrasions; those who are in a state of psychophysical alteration (drunkenness or alteration by narcotic substances);
- in the event of infringement of the rules of conduct, the host reserves the right to warn, and in serious cases, remove the offenders, without any right to reimbursement, without prejudice to any other action of the case or law;
- in the event of injury, illness or similar, the host must be immediately notified, who will assess the extent of the situation and then carry out first aid and possibly call 118.

9) ROOMS
- you are asked to have maximum respect for your accommodation;
- to limit the environmental impact due to the frequent washing of towels, we kindly ask you to place only the towels you wish to change inside the sink;
- water is a precious commodity: we invite you not to waste it or use it improperly or for fun;
- do not throw anything into the sinks;
- do not throw anything in the toilet other than toilet paper;
- smoking is prohibited inside the rooms;
- you are asked to maintain respectful behaviour towards other guests during the night hours;
- all systems and infrastructures are checked and maintained periodically. Any defects or problems that arise will be resolved within the shortest possible time after the customer has communicated to the host. Where it is not possible to resolve the problem promptly for reasons beyond our control (public holiday, lack of immediate availability of spare parts, interruption of external service, etc.), we ask for your understanding;
- the rooms cannot be occupied, even temporarily, by people other than those declared at check-in;
- carry out separate waste collection (paper, waste, glass and multi-material, undifferentiated) and throw all the rubbish in the appropriate containers made available by Lapio Relax B&B before definitely leaving the apartments and rooms;
- Lapio Relax B&B offers guests a common washing machine at an extra cost for each wash;
- upon check-out the host will check the rooms to verify the presence of the towels received upon arrival;
- in case of early departure the total balance will still be required;
- the loss or breakage of each assigned key will result in an additional cost of €10 and the loss or breakage of the key ring will result in an additional cost of €30;
- before check-in time and after check-out we can provide a luggage storage service.

10) PETS
The host of Lapio Relax B&B owns 2 small Jack Russells, Russ (the boy) and Jackie (the girl). You might see them around from time to time, but rest assured, they will NEVER access the swimming pool area or enter your room. They will mostly be outdoors or in my room, and there are gates separating the guests' area. They're lovely, friendly, and playful!

11) Wi-Fi
All rooms at Lapio Relax B&B are covered by free Wi-Fi service.

12) TIMES
- Respect the times displayed to use the services
- Upon arrival, room delivery takes place between 2:00 pm and 9:00 pm
- Upon departure, the rooms must be returned by 12:00
- Please communicate well in advance any time requirements different from those indicated here
- SERVICES: please adhere to the times displayed.
- REST AND SILENCE: during the hours 1.00pm - 4.00pm and 10.00pm - 7.00am, any noise that could disturb the guests' rest is prohibited, including a loud tone of voice. The use of radio and television is permitted with extreme moderation and, in any case, with absolute respect for the silence hours.

13) ENVIRONMENT
- During your stay, try to safeguard the natural environment by making rational use of water and electricity: avoid leaving taps open or lights on if you don't need them or when you leave your rooms.
- WATER: Water is a precious asset for every community. It is absolutely forbidden to use the water for improper purposes. Use is permitted for primary uses only (personal hygiene, irrigation, etc.). The guests of the structure will take care to avoid any form of waste.

14) ELECTRICAL EQUIPMENT
- The electricity at Lapio Relax B&B is 220 volt alternating current, check that your appliances are suitable for this type of electricity.
- The electrical sockets are Italian. Equip yourself with adapters if your appliances are equipped with plugs with a different system.
- The host does not assume responsibility for any damage to the equipment due to force majeure (sudden blackouts, voltage surges, etc.).

15) BEHAVIOR, DAMAGES
- Anyone who causes damage to the building, movable property, equipment, etc. is held legally responsible within the scope of current regulations. Theft and intentional damage will be reported immediately. Upon departure, the host of the facility carries out an inspection of the rooms and the costs for replacing any damage or loss of keys are charged and must be paid at the time of check-out.
- The host declines all responsibility for any injuries to minors, who must be accompanied by their parents and/or foster parents.
- Private or business visits or meetings are permitted in the B&B, but it is not permitted to host people in the rooms who are not reported and declared at the time of registration.
- Respect the times displayed to use the services
- Respect the times of afternoon quiet and night rest.
- Please use the rooms, furnishings, equipment and inventory that are made available to you with respect.
- The loss or breakage of the key will be charged with a minimum amount of €10 per key. The loss or breakage of the key ring will be charged with a minimum amount of €30
- The customer undertakes to respect the premises and the things contained therein, any damage caused voluntarily to the structures, but also attributable to incompetence or carelessness, will be charged at the cost of restoration.
- Private events are not allowed at any time if not agreed in advance

16) SMOKING, FIRES AND OPEN FLAMES
- SMOKING IS BANNED IN ALL INTERNAL LOCATIONS OF THE STRUCTURE.
- In some periods of the year (particularly summer) it is FORBIDDEN to light fires or use candles and open flames even in external areas due to the serious risk of fire.
- It is mandatory to inform yourself and read the fire prevention provisions, the equipment and the behaviour to be followed in the event of fire.
- THE B&B DOES NOT HAVE SMOKING ROOMS, THEREFORE SMOKING IN THE INTERNAL LOCATIONS IS STRICTLY FORBIDDEN.

17) DOCTOR, INFECTIOUS DISEASES
The telephone numbers of the emergency medical service and emergency services are posted in the rooms and can, however, be requested from the management. Every infectious disease must be communicated to the host.

18) CLEANING
- Rubbish must be collected in the appropriate collection bags located in the rooms and external areas. It is not allowed to leave waste or anything else in the common areas.

19) VALUES
- For your safety, we ask you not to leave valuables and objects unattended.
- Please notify and hand over to management the discovery or loss of property.
- Please also lock the door every time you leave the room to avoid any theft of valuables from the rooms.
- THE MANAGEMENT DECLINES ANY RESPONSIBILITY FOR UNATTENDED GOODS.

20) RESPONSIBILITY
- The host of Lapio Relax B&B is not responsible for the loss of objects and/or valuables of the guests (each guest is required to take care of the care of the objects he owns), for damages resulting from events of force majeure and the nature of the thing ( atmospheric events, natural disasters, epidemics, diseases, falling trees or branches or products that fall within the nature of plants, gusts of wind, accidents at the seaside, damage or theft of cars in the parking area and in the area of ​​the structure). For no reason will discounts be granted upon departure to cover any or presumed disservices that may occur following the events described above.
- The B&B does not have a secure area for luggage storage.

21) PERSONAL DATA
- All data acquired for the fulfilment of these Terms and Conditions will be processed in accordance with data protection regulations and the new EU Data Protection Regulation 2016/679 (General Data Protection Regulation, GDPR), which came into force on 05/25/2018.
- We are authorized to collect certain information about the buyer and users. Lapio Relax B&B is to be considered the "Data Controller" in the process of collecting personal information. You alone are responsible for the truthfulness and accuracy of the personal data entered while we assume no responsibility in this regard.
- Unless your consent has been given, your personal data will not be used for marketing purposes, nor will it be shared with third parties.

22) AMENDMENTS TO THIS DOCUMENT
This Terms and Conditions document may be modified by us unilaterally and at any time, for legal, regulatory or security reasons. If changes are made, these will be promptly made public online, generally two months before the changes take effect (unless we are required by law otherwise).
